Basement Waterproofing That Solves the Cause, Not Just the Symptom

Stopping Water Before It Becomes a Bigger Problem

Basement moisture rarely announces itself with a dramatic flood. It usually starts as a faint musty smell, a damp patch near a foundation wall, or efflorescence, that white chalky residue that forms as water evaporates through concrete. By the time any of these are visible, water has typically been moving through the foundation for a while already.

Waterproofing addresses the actual path water is taking into your home, rather than just sealing the visible symptom. That distinction is why some waterproofing jobs fail within a year or two: they treated a crack on the inside wall without addressing the grading or drainage problem pushing water toward the foundation from outside.

Interior and Exterior Systems, and When Each Makes Sense

Interior systems, including French drains routed to a sump pump, are typically less invasive and less expensive, and work well when the water source is groundwater rising from below the slab. Exterior systems involve excavating around the foundation to apply a membrane and improve drainage at the source, which is more involved but is often the right call when water is entering through wall cracks or poor grading.

We evaluate both before recommending either. In many Agua Dulce, CA homes with older foundations, a combination approach, sealing visible cracks, adding an interior drain, and correcting exterior grading, solves the problem more completely than any single method on its own.

Sump Pumps and Long Term Reliability

A waterproofing system is only as reliable as the pump moving the water away from your home. We install pumps sized correctly for the volume of water your specific foundation deals with, along with battery backup where power outages during storms are a realistic risk, since that is exactly when a sump pump is needed most.
